Buyers have real leverage right now, if you know where to look.

Around 65% of home sellers in El Paso County paid the buyer’s closing costs. Not a few. Almost two out of every three. And these weren’t token amounts - 575 sellers chipped in $5,000 or more, and 311 paid $10,000 or more. If you’re buying and you’re not asking for closing-cost help, you’re leaving money on the table. There’s more. At $1 million and up, 74% of homes sold below asking and only 8% went over. Condos and townhomes are a true buyer’s market too, with 5.1 months of supply. And overall, active listings are back over 4,000 for the first time in a year, so there’s more to choose from than we’ve had in a while. The leverage is out there. El Paso County just dropped the septic inspection requirement.

As of July 11, 2026, it’s no longer mandatory. But the inspection didn’t disappear. It went voluntary. Same inspection, same acceptance document. You just have to ask for it now instead of getting it automatically. Swipe through for what it means for your deal. We just hit a number this region has never seen before.

The average sale price across the Pikes Peak region in June was $577,638. That’s the highest monthly average on record going back to 1985. And it’s the second month in a row we’ve set an all-time high, so this isn’t a one-month blip. Here’s what surprised me though. Usually record prices come with a squeeze on inventory. Not this time. We’re back over 4,000 homes for sale for the first time in a year, so buyers actually have more to choose from right now, not less. So what does that mean for you? If you’re selling, this is the strongest pricing window of the year. Homes in the $300K-$600K range are still moving fast and drawing competition. If you’re buying, you’ve got the most options you’ve had in a while, especially over $900K where there’s real room to negotiate. But prices aren’t dropping, so waiting has a cost.
