Buyers have real leverage right now, if you know where to look. Around 65% of home sellers in El Paso County paid the buyer’s closing costs. Not a few. Almost two out of every three. And these weren’t token amounts - 575 sellers chipped in $5,000 or more, and 311 paid $10,000 or more. If you’re buying and you’re not asking for closing-cost help, you’re leaving money on the table. There’s more. At $1 million and up, 74% of homes sold below asking and only 8% went over. Condos and townhomes are a true buyer’s market too, with 5.1 months of supply. And overall, active listings are back over 4,000 for the first time in a year, so there’s more to choose from than we’ve had in a while. The leverage is out there.
