Only 12% went over. 4,253 homes were for sale, the most for a September since 2010, and almost half the listings in El Paso County have already cut their price. Sales dipped 7% from August, which is normal for September. What isn’t normal is how many homes are still sitting there heading into winter. Buyers, make the offer you want. Which one you need depends on what you’re trying to find out. If you’re looking at an older home in Colorado Springs, here’s the quick version: - Sample test: to know what you’re buying, or before you remodel. A small piece of the material goes to a lab. - Wipe test: after someone else already remodeled. It checks whether the dust got left behind. - Clearance test: after asbestos is removed, to make sure the air is safe. Asbestos was banned in some products in the late 70s, but builders kept using it until it ran out. So homes built into the early 80s can have it too. The word to know is friable. It means the material crumbles easily by hand. Asbestos is usually fine left alone, until you sand, cut, scrape, or break it. That’s what puts fibers in the air. We recently had the floors wipe tested on a 1969 flip my client was looking at. The old listing photos showed ceiling tiles and flooring that could have had asbestos, and all of it was gone by the time we toured. Every sample came back negative. Buying an older home or a flip? Nine of them open this weekend and they run from free at Happy Apple Farm in Penrose up to $18 at Long Neck. Miners Pumpkin Patch opens Saturday at the Mining Museum, $13 if you buy online. Venetucci is $8 and they’re doing Oktoberfest in the biergarten both days. Cool Science Carnival Day is free Saturday at UCCS if you’ve got kids. Big science shows, lab tours, hands on stuff all day. The Home Show is free all three days too, worth an hour if you’re thinking about projects before winter. Highway 67 from Divide down to Cripple Creek is the easy one from here, about an hour out and free. Gold Camp Road if you don’t mind dirt. Ute Pass is only 30 minutes if you’re short on time. Go this week though, a dry summer means they drop earlier than usual this year. Cripple Creek Fall Fest is Oct 3-4 if you want to make a whole day of it. Swipe for all of them.
