“We’d buy, but we don’t have the down payment.”

I hear that a lot. On a $350K home with an FHA loan, the down payment is about $12,000. Pikes Peak DPA could cover all of it. Here’s what’s out there in Colorado Springs and El Paso County right now: - Pikes Peak DPA: up to 5%, forgiven over time - CHFA Grant: up to 3% (max $25K), never repaid - CHFA Second Mortgage: up to 4% (max $25K), paid back when you sell or refi - CHFA First-Generation: up to $25,000 if your parents never owned a home Most of these aren’t just for first-time buyers, either. Teacher, nurse, first responder, or military? Ask me about an extra 1% grant. Swipe through for the details. Then DM me and I’ll help you figure out which ones you qualify for.

996 homes sold in the Pikes Peak Region in August.

That is the fewest for an August since 2012, and there were 4,297 homes on the market, the most since 2011. Fewer buyers, more homes. Average sale price dropped to $547,521, about $30,000 off the June peak. 66% of sales closed below asking. Only 15% went over. And yes, August always slows down. But the usual dip is 4% off July. This one was 12%. Buyers, this is your window. Sellers, the first two weeks on market decide it now, so price to the last 30 days of closings. Want the numbers for your street? Send me a message. If your Colorado Springs Utilities bill jumped this summer, here is what changed.

Most of us got moved onto a time of day rate plan this year. Power runs about 29 cents a kWh between 5 and 9pm on weekdays, and about 7 cents every other hour. Same electricity, four times the price, based only on when you use it. On my own August bill, on-peak was a fifth of what I used and almost half of what I paid. Two things worth knowing: Weekends are entirely off-peak. All day Saturday, all day Sunday, holidays too. If you have been putting off laundry until Monday, you have been doing it backwards. And if you cannot shift your usage, which is plenty of people between working from home, medical equipment, and little kids, there is a Fixed Seasonal plan with no peak hours at all. About 10.7 cents a kWh all summer. Higher than off-peak, nowhere near 29. Almost nobody knows it exists. 719-448-4800. October 1 the summer rate ends and on-peak drops to about 15 cents. This is Colorado Springs Utilities only. Falcon, Peyton, Black Forest and Monument are on Mountain View Electric, and Fountain runs its own. Different rates, different rules. Buying a house here? Ask the seller for 12 months of utility bills, not just one. Fastest way to find out what a home actually costs to live in. Questions about a place you are looking at? DM me.

Fall is when Colorado Springs dance studios fill up, so if your kid has been asking,…

this is the week to call. Eight studios are in this one, with ages and websites on each slide. One thing before you sign anything: ask about a free trial. Colorado Ballet Society does a free trial class, Synergy does a free trial week. Fastest way to find out if your kid actually likes it before you are into a whole season. Most of these start at age 2 or 3, and a few go all the way up to adult if you have been meaning to take a class yourself. Which studio does your dancer go to? Drop it below, it helps the parents who are still deciding. New to Colorado Springs and still figuring out where to land? DM me. Happy to talk neighborhoods.
