4,317 single family homes on the market in July. In December it was 2,837. The rest of it lines up. 64% of July closings sold below asking and only 17% went over. Homes are sitting 48 days versus 39 last July. The average sale price eased to $568,633, the first dip in five months. This has been building, so if you’re buying, none of it should feel brand new. What’s different is how much is on the table now. More to choose from, more room to negotiate. Selling is the other side of that. You’re up against more competition than at any point since 2011, so price to what has actually closed in the last 30 days, not what your neighbor got last spring. Alison Krauss brings Union Station to Ford Amphitheater Friday, from $74. Lauren Daigle plays the same stage Saturday, from $71. In between, the Switchbacks are finally home against Birmingham for Next Gen Night and seats start at $20. Then there’s Hot Rod Rock & Rumble out at Pikes Peak Raceway in Fountain all weekend. about to find out if you cleaned them. Here’s the part most people miss. Gutters aren’t really about your roof. They’re about the dirt under your house. We sit on expansive clay here, and that clay swells when it gets wet and shrinks when it dries out. Send 600 gallons of roof water down next to your foundation in one afternoon storm and you’re feeding that cycle right where it does the most damage. When gutters clog, they spill over the side, and all that water ends up right against the house. That’s really the whole thing. A few things worth checking this week: - Clean them out (twice a year here, spring and fall) - Get your downspouts carrying water at least 5 feet from the house - Make sure the ground slopes away from the foundation, not toward it - After the next storm, go look for water sitting against the house Takes an afternoon. A whole lot cheaper than fixing a foundation. Save this one. And if you’re house hunting in the Springs, this is the kind of stuff I’m looking at before you ever put in an offer.

comes with a real estate story I can’t resist. The McAllister House at 423 N Cascade Ave was built in 1873 by Major Henry McAllister, the man General Palmer brought in to run the Colorado Springs Company, the outfit that literally built and sold our city. So the oldest house in the Springs was built by the guy behind the city’s very first real estate sales (August 1871, lots went for $50). As your local Realtor, I kind of love that. While most homes in 1870s Colorado Springs were temporary timber shacks, this one was built to last. Brick and limestone, walls 20 inches thick, three marble fireplaces, and bricks said to be shipped in from Philadelphia because the local brick was too soft. I did the tour and highly recommend it. In summer it’s open Wednesday through Saturday, tours at 10:30, 12:30, and 2:30. Ten dollars for adults, and active-duty military families get in free. The guides really know the home. If you love Colorado Springs history and real estate stories, this one is for you. Save it for your next downtown afternoon.

Cause is a bolt hitting rebar. Cause is drainage. Painting only works on one of them. Catch drainage rust early and a wire brush plus rust inhibiting primer buys you years.
