There are more homes for sale in Colorado Springs right now than any time since 2011. 4,317 single family homes on the market in July. In December it was 2,837. The rest of it lines up. 64% of July closings sold below asking and only 17% went over. Homes are sitting 48 days versus 39 last July. The average sale price eased to $568,633, the first dip in five months. This has been building, so if you’re buying, none of it should feel brand new. What’s different is how much is on the table now. More to choose from, more room to negotiate. Selling is the other side of that. You’re up against more competition than at any point since 2011, so price to what has actually closed in the last 30 days, not what your neighbor got last spring.
