This might be the most important post I ever share - and I hope you never need it.

Real estate wire fraud cost victims nearly $500 MILLION in 2024. That’s a 50x increase in just one decade. And it’s getting worse - scammers are now using AI to clone voices of people in your transaction. WHO’S MOST AT RISK: - First-time homebuyers are 3x more likely to be victims - Buyers under 35 are 2x more likely to be targeted - 52% of consumers don’t know about wire fraud when they start the buying process Nearly 1 in 5 title companies have accidentally sent client funds to a fraudulent account - even the professionals get tricked. That’s why I make sure every buyer knows what to look for. I talk about wire fraud with every single client before closing day. If you’re buying or selling a home, or know someone who is, please share this. It could save someone’s life savings.

Buying a home in Colorado Springs?

Here’s something most buyers don’t think about until it’s too late…the foundation. Foundation problems can happen anywhere in the Springs, not just one part of town. Expansive clay soil, mine subsidence, poor construction, drainage issues, and freeze-thaw cycles can all cause damage over time. Here’s what to watch for: - Cracks in walls or ceilings - Doors or windows that won’t close right - Large vertical cracks in foundation - Uneven or wavy floors If you see these signs, a structural engineer inspection runs about $500 and can save you thousands. Not every home has issues, but knowing what to look for before you buy is everything. Have questions about a home you’re looking at? DM me - I help buyers understand what to look for.

This weekend is wild.

The CS Philharmonic is doing a Latin pop night with Ricky Martin and Gloria Estefan hits. There’s a Gothic market inspired by Harry Potter and American Horror Story. A reptile expo. Trevor Wallace doing comedy. An adults-only zoo tour under the stars. A comedy show just for teachers. I love this city. What are you checking out?

Did you know there are old coal mines underneath parts of Colorado Springs?

Over 20 mines operated here between 1896 and 1957. The Pikeview Mine alone produced nearly 9 million tons of coal. Old mines can cause “subsidence” - when the ground settles or sinks. Here’s the important part: standard homeowner’s insurance does NOT cover subsidence damage. In fact, homes have been built over old mines in Colorado Springs after 1989 - and they don’t qualify for the state’s subsidence insurance program. Swipe through for the history, real documented incidents, and how to protect yourself. Questions about buying in Colorado Springs? DM me - I love digging into local history.

Most buyers don’t think about electrical panel amperage until it’s too late.

If you’re planning to add any of these to your future home: - Electric vehicle charger - Hot tub or pool - ADU (accessory dwelling unit) - Major addition or renovation ...you need to make sure the home can handle it! Older homes often have 100-amp panels. Modern homes typically have 200-amp panels. The difference matters when you start adding high-demand items. Upgrading a panel can be costly so it’s worth knowing BEFORE you buy. Save this for your house hunting checklist!
