And a free Olympics Closing Ceremony watch party at the Olympic Museum. Plus it’s your last chance to see those ice sculptures before they melt! What’s on your list? Drop it below!

New experiences are waiting right here in Colorado Springs, just for you. I’ve been digging into all the cool things you can do in Colorado Springs - swing dancing in Old Colorado City, cooking with a Top Chef alum, speed dating nights, hiking groups with thousands of members, a silent book club at a brewery (this one sounds awesome, especially for you introverts!)… The best part? A lot of it is free or under $40. What’s on YOUR list? Drop it in the comments!

Only a certain number of homes will sell in any market, in any given month. The absorption rate tells you how many. It’s the percentage of available homes that actually sold. The higher the number, the faster homes are moving. Here’s what January looked like by price range: - $300-350K: 45% sold. Nearly half. This range is HOT. - $400-450K: 32% sold. Still very competitive. - $500-600K: 24% sold. Seller’s market, but less intense. - $600-700K: 16% sold. Balanced, more negotiating room. - $1.25M+: Only 4-7% sold. Buyers have major leverage here. The Colorado Springs real estate market isn’t one-size-fits-all. Where you’re buying or selling completely changes how much leverage you have. Will your home be one that sells? A lot of that comes down to pricing it right for your range. DM me if you want to talk strategy.
