Colorado Springs Market Update: January 2026
Colorado Springs Market Update: January 2026 Only a certain number of homes will sell in any market, in any given month. The absorption rate tells you how many. It’s the percentage of available homes that actually sold. The higher the number, the faster homes are moving. Here’s what January looked like by price range: - $300-350K: 45% sold. Nearly half. This range is HOT. - $400-450K: 32% sold. Still very competitive. - $500-600K: 24% sold. Seller’s market, but less intense. - $600-700K: 16% sold. Balanced, more negotiating room. - $1.25M+: Only 4-7% sold. Buyers have major leverage here. The Colorado Springs real estate market isn’t one-size-fits-all. Where you’re buying or selling completely changes how much leverage you have. Will your home be one that sells? A lot of that comes down to pricing it right for your range.
