Here’s what the numbers are telling us: - 796 homes sold in December - 75% sold BELOW asking price - Only 13% sold above asking - Homes $250K–$500K are moving fastest (70–98 days) - Luxury market ($2.5M+) has 705 days of supply What this means: Buyers have leverage. If you’re shopping in the sweet spot under $500K, homes are still moving — but you have room to negotiate. If you’re eyeing higher price points, you have even more leverage. December for single family homes (718 fewer homes for sale) and condos/townhomes (105 fewer for sale) when compared to November. The average sales price dipped by $20K for single family homes in the city and for condos and townhomes we saw a smaller dip in average sales price from $378,223 in November to $366,835 in December. January appears to be off to a good start with increased buyer activity and 389 properties going under contract.
