Spring is here in Colorado Springs, and so are the buyers. Homes sold in March jumped 63% from January. That’s 1,036 closed sales this month, up from just 637 at the start of the year. Here is what is actually noteworthy: last year’s spring swing was 52%. This year’s 63% swing tells me buyers were holding back in January even more than usual, and they are now coming out to shop. Months supply dropped from 4.5 to 3.0, pulling us back toward balanced territory. Inventory is still up 16% from last year, so buyers have more choices than they did last spring. But well-priced homes in the $300K-$600K range are drawing multiple offers again, with 1 in 5 selling over asking. If you have been sitting on the sidelines, now is the time to talk.
